Best Use Ideas for a Small Commercial Infill Lot (Behind Retail)
I’m evaluating a flat infill lot located behind an existing retail strip, off a major thoroughfare and near a highway, in a growing suburb. It’s not true frontage, but access is solid and surrounding uses are mostly neighborhood retail, entertainment, and service businesses.
Zoning: Commercial / PD (flexible, but vague)
I’m thinking through highest and best use for a site like this—especially uses that:

Don’t rely heavily on street frontage

Benefit from nearby retail activity

Benefit from proximity to the highway

Work well on smaller infill parcels
