Would you rather pay more for a clean lot or less for a problem lot?

Curious how others think about this:

Would you rather pay a premium for a clean, straightforward lot or get a discount on a lot that may require more effort to make it work?Does it come down to experience level, or just personal preference?

    I think it all depends...

    1. How much more am I paying for a clean lot? A $20K premium? More? Less?

    2. How much of a problem is the problem lot? Do I have to spend $75K on a demo? Will I be held up for 2 years with the city getting the lot rezoned? Or do I just need to clear some trees?

    The answer to those two questions will definitely change my answer in each scenario. Sometimes the trouble is worth is, other times, it is better to pay the premium.
