What makes a “bad lot” actually a great deal?

I’ve seen some lots that most people would probably pass on, but others seem to find real opportunity in them. In your experience, what turns a “bad lot” into a great deal? Is it pricing, creativity in design, or something else?

The lots everyone passes on usually have one thing in common: whatever's wrong with them is visible. A weird shape, a slope, trees to clear. Buyers can price that in.

The ones that actually get someone hurt are the clean-looking lots with a hidden authority problem — inside a city's ETJ they never checked, sitting on a MUD or PID with an assessment that runs with the land, or "utilities available" that turns out to mean a five-figure extension fee nobody budgeted. Those don't show up walking the property. They show up at plat submittal or at the water tap, after you're already committed.

So the "bad lot, great deal" pattern I see most in North Texas isn't really about pricing or design creativity — it's about buyers correctly identifying a problem everyone else overpriced-in as scary (bad topography, odd shape, needs clearing) while missing that the real risk sits in permitting and jurisdiction, not curb appeal. The lot that looks rough but is clean on ETJ/utility/plat status is often the actual deal. The lot that looks perfect and has a jurisdiction landmine is the one that burns people.
