For those actively buying land, what types of lots are you looking for right now? Infill, larger parcels, specific zoning, certain price points?Trying to get a sense of where demand is strongest.

We are focusing on infill residential at this time, whether that is for a single structure or increased density. Certain suburbs and very select City locations.

Some of the most active buyers seem to be targeting:

• Infill lots in growing suburban markets
• Small multifamily development opportunities
• Build-to-rent sites
• Lots with existing utility access
• Parcels that can support multiple exits (build, hold, or resale)

From a financing perspective, projects with a well-defined entitlement path, realistic development budget, and strong end-user demand tend to attract the most attention from both lenders and investors.

I'm also noticing more buyers prioritizing flexibility—lots that can support multiple strategies if market conditions shift during the development timeline.

Appreciate the insight, Steve. Most of what I’m seeing locally leans more toward buyers wanting a defined path to build, especially infill and small build-to-rent setups where the exit is fairly straightforward. Pure raw land is getting a lot more scrutiny unless it’s clearly positioned for future upside. Flexibility seems to be the common thread right now. Even investors who are willing to hold still want to see multiple viable outcomes if their original plan shifts.
