Texas Heirs Property: Consolidating Fractionalized Ownership
I've identified some land that has been passed down through intestate succession and is owned by multiple people. I have used various tools to do my own chain of title analysis and have unofficially determined who owns the land and in what fractions, and I have all of the documents backing up my analysis. These documents are affidavits of heirship and wills recorded at the county clerk or county probate. However, this is just my personal analysis, and it is not done by a professional. Additionally, I don't have the contact information or names of a few of the living heirs. For example, some heirs I've identified from a will are just marked down as "Child of person X" in my analysis.
Now that I've got the chain of title mapped out (unofficially), where should I go from here? What steps should I take before attempting to buy the land from the heirs? Should I start working with a lawyer? A title company? Someone else?
Also, what is the best way to handle outreach to the heirs?
Any guidance from someone with experience would be greatly helpful.
