How do you quickly screen a raw land parcel before spending money on due diligence?
Question for the people here who have looked at a bunch of land:
What’s your quick “is this even worth digging into?” screen before you start spending money on surveys, perc tests, attorneys, etc.?
Are you checking access first? zoning? FEMA/wetlands? utilities? easements? title weirdness? Something else?
Also, what’s your instant like walk-away rule?
I'm building a structured due-diligence checklist for newer buyers and want it to match how pros actually work, not textbook theory or weekend warriors. I'll share the beta with anyone who wants to critique it, and I'd genuinely value the holes you'd poke in it.
