Modular homes

I am looking into the modular (not mobile) home arena. I was wondering if anyone has any experience with building or purchasing these homes? I am considering buying land and constructing small multi family modular homes to hold as long term rentals. It's just a thought. Pros and cons? Any insight would be helpful.

We just set two mods on Tuesday after not doing any for about 5 years.  Current pricing for boxes depending on finishes are ranging from $57-67 sq/ft and that is to us as a dealer, typical mark up from a dealer to consumer is 15-20%.  Cape styles as shown in pictures beneath will be more expensive up front, but you can actually drop the total per square foot build price after finishing the upstairs.  We are going full modular on this development project and will have 11 units when finished, we are only getting a 30 day guarantee on pricing right now due to volatility in materials.
