Selling the Future

Hello,
There is a piece of property in an Urban Area that has ground floor retail and 8 apartments, all vacant. I want to purchase the building and hold for two years....And build a condo development on the ground....There is a development that is going up across the street that is half sold out and just broke ground....So my question is how can I sell this to my investors on an idea that is two years form even breaking ground?
