New Home Lot Selection

I have finally found a builder I can rely on. I thought it would be better to go with the small business builders but they have terrible customer service and looking for a "custom homes" payday. A bigger builder gave me better rates and plenty of staff for my questions.

So...

I found about 5 lots I like. Comps seem good but some neighborhoods dont even have new homes to comp... The newest in the mid 1990's. Then what will the new house appraise for? These are my two current issues. How do I come up with what the new home will appraise for based on where the lot is and how much can I sell the new house for with the lack of true comps?
