Buy a land and build some homes?

So our usual "safe" strategy has been buy a new construction home (170k), rent it out for 1400, and pull in about 400 dollars every month. Pretty straight forward and easy. Now thinking of going super aggressive but not sure we are ready. There is a land on sale for 20k cash. If I buy that, and build 3 homes, and then rent those out...how would I do that? I don't even know how much it costs to build a new home, permits, what type of loan to get, who to contact for construction, etc. Can you give me some pointers and food for thought before I purchase so I can see if this is our cup of tea? Thanks!
