Just wrapping this spec up. Closing next week. I plan to begin building and holding some smaller houses as rentals. This does not appear to be a very popular strategy for BPers, but the numbers certainly seem to work for my plans.

@Rogers Smith Good info and I love that it's working for you. I have always thought about building to rent but not sure I could get it to fly. I think the people that excel at it are builders themselves (like you) as they are already geared up and it's one less middle man. If nothing else, it helps keep the crews consistently busy.
