SFH advice - is a small 3/2 better than a larger 3/2

Hello All,   I am looking into my second rental property investment.  I have "heard" that small rentals (3/2 under 1300 sq. ft) are generally better than a larger home (4/3 1500 sq. ft and up).  Id assume due to the higher rent....harder to rent and less renters = higher vacancy. 

However, some of the new construction that I am seeing offers a significant larger home for just an additional $5-7K.     So my logic is telling me the additional $5-7K is well worth it if I can get an additional $150 to $200 monthly rent.  

Id appreciate hearing some thoughts and opinions. Thank you in advance!
