Rehab Estimation After Basement Water Damage

Hello, I have a question for the experienced investors. I am currently evaluating a deal on a property that has been vacant for 1 year due to water damage in the basement (burst pipe). It is 2 floors single fam in the Wash DC area (basement and main floor), 1300 Sq ft, 3bed/2.5ba, there is mold in that basement; the mold remediation will cost around $10K. I know the question is very vague.

What could be the estimated cost of a rehab for this...just an estimate, +- maybe $20,000. Thanks a lot.
