Tips for New Construction MFR

I’m in the process of finding and vetting a new construction GC to develop a lot I own in East County San Diego.

It’s not been easy.

I’ve explored modular, too, but I’ve bumped into similar issues (project too small, multi-family not in the company’s wheelhouse, geographic proximity incompatible, etc.).

I’d appreciate any insight from folks who’ve been down this road wrt multi- or single-family new construction.

Any tips for efficiently finding, vetting, and selecting these folks?

Project details: 4-6 townhouse-style units in a single structure (or possibly two structures), ~1000-1200sqft, 2-3bd/2ba per unit, w/ 1.5sp/unit parking accommodated by first floor two-car garage. Lot zoned for two stories.
