Adding air conditioning to an over/under duplex

I just bought an over under unit duplex. One furnace is one year old, the other furnace is 63 years old! (I know right!) Neither of them have air conditioning. Would it be a good investment to add the AC while i'm getting the 63 year old furnace replaced? Will it help with getting more in rent or is that negligible?

This makes me feel good, as I may not need to replace my 40 Y/O furnace for 23 years!
