Adding a whole new Bathroom?

Question

So far the investing material I have been reading indicates that its a good idea to add a bedroom if possible. However, is it also a good idea, and/or relatively easy to add a whole new bathroom. I see postings for a 2 bedroom 1 bath or 3 bedroom 1 bath. I havent heard or read much about adding a bathroom. Any input BP!? :)

Kitchens & Baths sell homes. When looking to ad value to a property your best bet is to spend the money in those two locations.

I took a 4/1.5 and turned it into a 3/2.5. It was fairly easy as the bedroom I turned into a large master was above the kitchen I was gutting anyway. With that said, there are times it makes sense, other times it doesn't. In a 2 bed house, I'm not sure adding a bath would be as big of a deal as it would in a 3 bed house. I would always look into the possibilities, but weigh the costs heavily and know your comps.

Families are smaller today so, that extra bedroom may not be the best choice (doesn't mean its a bad one, every house/market is different). Modern typical new-construction is heavy on the "extras", meaning larger kitchens, master baths, walk-in closets, mud rooms, first floor laundry and large foyer. The McMansions are trending down a bit (at least around here), and instead we are seeing more reasonable-sized rooms, with the "saved" space going to utility. Human beings are only so-large, so once you have enough space, the rest is wasted if you are sacrificing utility to gain it.

Id say its hard to beat the versatility of the 3 bedroom-2 bath home in terms of the number of buyers who would find it acceptable.

I have done many but the most challenging was upgrading a 1 bed/1bath to 4beds/2.5 baths all under the same roof. The upper floor was basically a very poorly designed quasi open concept loft with a lot of potential. It was a test of our endurance but my wife & I did it & it. The lower master bedroom was huge so by bumping out into the old outer hallway closet I was able to add a 1/2 bath for my wife (ONLY) in the same room. Since the old kitchen became a flex-room/bedroom the old front porch (23x12) became her new kitchen.

In most cases if I don't have the room it's often possible to create it given the waste of space, & rabbit warren redundancy common in a lot of older homes. I also blew out an old closet bath 3x4 in one unit making it into a full bath 7x10 taking some of the kitchen that we made open concept. The rent went up $200/month.
