Question about updating Kitchen!!??

I am not 100% sure if this is in the correct forum category, but I am going to just post it. I bought a small house a little over a year ago now and I have been doing some updates as I go. I have a question about my kitchen though. I am still on the fence whether or not I will be selling this after Ive been here for another year or if I want to just turn it in to a rental property and buy another place for myself. Thinking more towards the rental option though. With that said, I am hoping someone with some experience on this can take a look at the current kitchen I have and give me some ideas. This is clearly outdated, but I am torn what is really needed if I do choose to just keep it as a rental and obviously if I wanted to sell it the best options would involve a full update of the tile and cabinets.

Oh! I know what I would do! Buy invisbile hinges for face frame cabinets from dlawless hardware ($1.59 each); You'll probably have to glue/screw little blocks for extra support; (total $25)

New cabinet pulls inome depot or lowes ($30).

Rustoleum cabinet transformations (small kit) $35

a new laminate stock counter top is $50-$100 self installed. For one that small you could probably do a custom installed for $400  ($20 per sq foot); or you could do Daich Spreadstone for $115 for the kit; or that counter doesn't look bad in the pic you could just decorate around it. We had some with BRIGHT YELLOW counters aaaarrrrrggg my eyes.

I'd get a new 60/40 deep sink off amazon $125; a new pull out facet $60

Use musclebound adhesive (Lowes) over existing tile ($25). Install a new backsplash (small stone or glass on mesh)- ($60 - $130) tile $25 pre mix no seal grout. (Other tile supplies: Grout sponges, tile nipppers, grout float $30);

If needed a new diswasher ($300) you can get a low end for that but they are LOUD; look for custom order return less than 45 decibles.

I think backsplash, hinges, & pulls will modernize and make biggest difference.
