Rezoned residential property for mulitplex

Hello,

I am still fairly new to this, I have 5 income producing properties as well as a well paying full time job. 

I recently purchased a 15,000 sqft lot with a newer 1,400 property right on the edge of it. The city, a while ago has rezoned the entire lot to allow for mulitproperty buildings. I was thinking about building two, three story town houses and wanted to get any advice from people with experience as this would be my first time actually constructing a new property. I would also appreciate advice on how to finance a deal. I have no concerns about its occupany as i fully anticipate it will rent as soon as it becomes available
