Commercial construction estimating help

Have potential product that includes a product type I have not done before. Looking for a preliminary base to get started with estimating construction costs. Looking for construction costs for pro firms underwriting. I know speaking with contractors is the most efficient way to get accurate costs but it is too preliminary to do so.

Any websites, softwares, books, etc to find some general costs that I can base off of? I realize I will need to account for geography trends but just looking for a place to get started. I am hesitant using numbers I am use to since this will be a Type 1 build rather than the typical type 5 construction I am use to. Any help is appreciated!

@Jonathan Orr  there are a lot variables at play here. You can find lots of resources online with national cost averages but they really don't help much especially the way costs have escalated the past couple of years. I am happy to help but would need a lot more info.
