Rehabbing Folly Advice
In middle of a rehab in Cincinnati and stuck with 2 questions.
1) Apparently the one who measured our counter tops wasn't all quite accurate and we are left with a sink that is not centered with the windows, what would you do?
2) The ceiling had an issue that it kept cracking so the contractor filled it with the popcorn style. What is the feelings about popcorn ceilings these days? Any other suggestions how to fix the issue?

I might be able to live with the sink - but the popcorn ceiling is an absolute deal breaker. If you google "popcorn ceiling," the words "replace, scrape, cost, remove" are the results. As a broker, a popcorn ceiling is indicative of a problem - roof leak, cracking, mold, etc. Contractors in my area will not even touch them because it's too time consuming to remove and then their left solving whatever the problem was in the first place.
The quality of your rehab will determine not only how long it will remain on the market - but more importantly, your reputation as a rehab/contractor/investor. Don't let shortcuts and poor quality define you and your ROI.
