Building outside of your home base?

So I hear plenty of stories about markets these days which are much healthier than the one I’m in for new construction and it makes me wonder what the real barriers are to being successful from a distance. How many of you have successfully been able to handle new construction projects from a distance and still turn a pretty reasonable profit?

If you have been successful in this area how did you go about locating developers that would negotiate take down agreements? Was it from BP, brokers, the local HBA, ULI, or some other avenue altogether?
