What does a developer do?

Question

Question to all the well experienced developer, I’m going to give a scenario and y’all kind of fill me in, I have the book answer however I enjoy hearing from experienced developer. Here we go: I am building some town homes, I’ve gotten the rendering done, blueprints and now I’m vetting out GCs so my question what do I need to be doing from here as far the city, the general contractors and other consultants? What paperwork do I need in place?

Do you own the land? I never close on land without full entitlements and building permits.

Assuming you have all the entitlements in place to start building you need to post development and performance bonds etc. The GC will pull building permits. Best thing to do is contact the city as each municipality is different.

Also find out who has jurisdiction for building permits by calling a local Planning and Zoning department as well as the building department. You'll need to see if the property is zoned for what you want to build and learn how to change the zoning (usually not easy) if it's not.

If you call a local county or city and tell them a nearby address they'll be able to get you to the right jurisdiction.

@Daniel Coleman you start with the site selection first then design the product to fit the site. You will not be successful raising funds without land and all the permits. Investors want to see all entitlements in place before they will fund.

@Greg Dickerson so after reading your message i realized I did things a little different, I had the plans done first then and now I’m looking for the land. I was thinking you need to know how much construction cost in order to raise money you need or to present to an investor. So Greg here is the run down, I had an ideal, got the plans and rendering done, now I’m talking to the GC and raising funds (looking for a financial partner), what am I missing here?
