Hello guys,

What is a good zip code or area that you are currently fix n flipping in where you can buy properties from the market, add 1,000-1,500 sqft and sell it for twice the amount you purchased it for ?

In other words area for experiences fix n flippers

Yes that was the orignal question and good to know Richard, market is changing so fast. I remember when I started I was able to go to the MLS, craigslist, and find deals left and right. You now have to do direct contact with homeowners or run ads to find sellers.

Congrats on your newest acquisitions ! Seems like you have great experience, is this your first deal in Flagstaff?

I see makes sense what is your average buying price if you don’t mind me asking do you have any key things you look for before buying ?

Maybe square footage ?

Price ?

Anything else ?

Do you jay to market ? (Don’t worry I am not going into that zip code it is for experienced investors I’m still in the $300k price points plus my main focus is wholesaling & retail sales)

And yes I know exactly where?

Really nice area for sure, south of Paradise Valley. How is the market right now for you in that zip code ? Are they lasting average days on the market ? Still finding good deals ? Where are you getting your deals from ?

@Mike M. @frank 85021 is a solid zip code. The Royal Palm neighborhood is gorgeous with huge lots and older homes prime for an upscale flip.

My average buy price is probably around $300k. But I buy all over. 85028 is just a good area for the Value Add (which I believe was the original question).

This month I picked up a deal in Flagstaff (University Heights), 2 in 85254, and one in Sun City/Surprise area

One was MLS, the other 3 were pocket. I buy from WholeSalers as well, so long as they are direct to seller.

The market seems to be doing well.

85028 is just to the N-NW of PV. Sort of confusing because it is south of Paradise Valley Mall (which is not in PV).

I find and buy deals from a number of sources, both on and off market.
