Has anyone did a Single family to duplex conversion St.Louis area

I am thinking of purchasing a single family in the St.Louis County area and wanted to know if anyone has done this before and can provide any tips or info?

I have bought and converted one yes (Kc,Mo area). Consider meter options for utilities. Do you want separate meters or are you going to pay for utilities? We did two separate breaker boxes for each unit but pay for all utilities and add $100 to the rent for utilities. Seperate entrances are a must. The options are limitless. My property is located in Kansas City, Missouri. Currently I have two tenants living in the house.

But the property is registered as single family home in the county.

2 kitchens does not alone make the a home a duplex. The underwriter could be a fool.  What city is it in?  They all have their own rules and levels of hassle.

do you have to convert it ? I'd push back on the underwriter and ask to see their guidelines that say every home with 2 kitchens is declared a duplex.  That would make no sense.

I'm embarking on a journey to convert a single-family property into a multi-family dwelling in Missouri and am seeking guidance from those who have undertaken similar projects in this area.A bit about the property:- Currently a single-family home.- Already equipped with separate utilities for gas and electricity.- Contains two kitchens.

Current I am looking at a property it has two tenants but was a single family home on paper. Since it has two kitchens it is being considered as duplex by underwriter.

Either I need to remove upstairs kitchen or convert to multi family
