Commercial Real Estate Developing
Hey, I want to become a commercial real estate developer. I am wondering where to start, what books to read, and if I can get help with how to create a pro forma form and an explanation as to why it is so important? And how can I be successful starting off without any assets? I also would like to know about any licensing I would need and detailed topics to study and research. The internet has been very helpful but also very obscure when it comes to explaining where to start as a developer.

The real difference between successful developers and others is knowing how to determine the highest and best use of a property and not just think if you build it they will come. Just like any business you want to satisfy a need and give the market what it demands. That being said there can be a point in your career at a much higher level you can be somewhat of a pioneer but in the beginning its best to find a need and fill it.
