Heloc approved. Accessory dwelling on my SFR

Good morning everyone. My wife and I are excited to say we are about to start our first investment venture here in California. We currently own a SFR and no other investments. We were approved for 90% LTV heloc and final approval from the city for our construction of an ADU on the side of my house. We are going to have the ADU attached to our house and we are going to incorporate our fourth bedroom into the accessory dwelling to make the dwelling a two bedroom. I am going to do 50% of the work and subcontract other pieces. Excited to see how this all turns out on our investment journey.
