What percent, and how are you taking your profits in materials and labor or sale of home?

We're making $60k - $100k / door on new SFRs in Austin with roughly 30% net margins for infill development projects. I'm in the process of putting together a new website to showcase our projects and we're branding everything as Inner 10 Development.

The ERV is not related to the cap rate. The ERV is determined by doing a market rent analysis of the area. What are other units, similar to yours, renting for.

It basically means buying a low price based on current NOI, and then increasing NOI by rehabbing, putting in strong management, putting in better tenants, raising rents, building new revenue streams, etc. The increased NOI creates a higher value...

Absolutely agree... We're not buying any raw land...these are tear-downs that we're actually getting for less than the land value. That said, even those are hard to come by, so we're moving most of our investing out of Atlanta these days, both for that reason and because rehabs are getting scarce...

Here are my current #'s. Building in so TX and St George (southern UT) so tx-building for $61 and presold for $87. Home that won BP design contest UT- building for $80 and selling for $139. Lot under TX home is my subdivision and lots were 12K. Lot under UT home was 68K and I've bought 2 more recently for 49 and 35K. My cost per sq ft doesn't include lot. Not sure how this compares with CO or other areas, but I love them both. Rich

Charlotte, NC is a beautiful city too, I'd take it over TX, CA, KS, SD, any day of the week. :)

Right now we have about 14 doors in process. I'm acquiring about 2/month currently and we will probably escalate that somewhat near the end of this year. Our processes are getting pretty robust now, but we want to build out the brand a bit more before we scale. We'll be doing small developments in select locations too. The website should be finished in the next month or so. We're erring on the side of getting it right instead of doing it quickly. If only we weren't so busy making money :-)
