Roof replacement cost per square

Hi,

I'm in the process of a BRRRR deal and I have a roof that needs to be replaced.

I received 5 quotes so far ranging from 27K to 43K.

When I ask why the price is so high the answer is "you have a cedar shake roof under the shingles".

Was wondering if someone has some insight what I should be expecting to pay per square for a roof tear off and installation.

I'm located in Buffalo NY and I know prices vary but 900$ a square (for the cheaper one) seem outrageous to me.

@Jo W. we do a ton of roof's every year.  To add a layer is normally 12-16K.  To do a total tear off depending on the height, pitch, gutters, down spouts etc.. is in the 18-24K range.  

Unless... you are dealing with a Mansard roof and there is a ton of carpentry work.  At that point your numbers can go up significantly.  

How large is the property?  Most roof's that need a total tear off have cedar shake underneath the shingles, that is not uncommon at all.
