What is your cost to build per square foot?

Getting in to new construction and I’m curious what experienced investors are paying for per square foot to build.

@Marcella Marquez what you need to understand is that square footage comes at different costs. Tap fees are the same no matter the size of home being built. Plumbing for kitchens and baths essentially costs the same whether it is a tiny house or big. Living rooms and bedrooms are cheap square footage. So my small projects can cost $200 sq foot while a more average sized home would come out at $150 sq foot.

You want a rough swag in Portland after you own the land and get govt OK - $125-$150/sqft for plain apt without amenities.

Getting to that point is expensive since in Portland, it may take 1+ years and $25K/unit in SDCs to get the go-ahead.

That depends on what you’re talking about and where. Residential, commercial, multi family, industrial, self storage? They are all very different and cost will depend on location, site conditions, site requirements, type of construction, finishes, fixtures, utilities costs, approval process etc. The best thing to do is talk to you general contractors in your market building the type of product you want to build and ask them what their costs are averaging right now. Construction costs are at all time highs across the board.
