Newbie seeking Contractor NE Indiana

I’m a NEWBIE in BRRRRing. NEW!

Background: my husband has remodeled his way through all the homes we have owned and lived in. Always turns us a great profit in the end when we sell. Costs were always low because he could do the work himself. I am his helper.

Situation: Purchased a fixer upper in NE Indiana. Must have a licensed contractor to remodel a home in which you will not be dwelling in our county. A tiny place to buy/hold and rent. The home needs gutted (Done), complete electrical and plumbing and foundational (leveling floors)work. Contractors are BUSY. Trades are BUSY. We’ve had three contractors come out, from the 10 that I contacted. One can’t schedule work until October. The others quoted $42k and $23k. These quotes do not include drywall, flooring, painting.

Assessment: Our budget will be shot to pieces with these costs. Like lint in my pockets only. Trying to prevent this investment from being disastrous.

Recommendations: Help???
