Running numbers to find potential in subdividing

Hello, I've recently come across a potential deal that I don't fully understand how to run the numbers on. The deal is a 51-acre plot of land in central New Hampshire, that already has 5 single units on it. I'm going to the town to see if the land can be subdivided and built on. Is there anyone who has done a deal like this that can point me in the right direction on how to run the numbers for the "long term" i.e. building multi-families on the land to rent out. With how the market is right now I'm trying to get more creative with deals and think outside the box. My goal from posting here is to find out if this idea is even plausible and if so how to go about it. Any and all advice/suggestions are much appreciated.
