Durham or Burlington or FV or HS?

Any help/leads appreciated! I'm an out-of-state investor, still trying to decide where to purchase a rental property in NC -- Durham or its Vicinity.

Main goals: buy/hold for long term appreciation, some positive cash flow, low vacancy (and safe) area.

I've posted once before, got great feedback, and am hoping to get even clearer ... Thanks!
