How to Find Renovation Cost

Hello Real Estate Investor,

I am a roockie trying to learn and getting into the game of Investing in RE in Ottawa, Ottawa
I have found a property and a investor for the deal, but having difficuties providing exact details to convince the Investor.
I have provide the actual price and cost after repairs (costing of sales around the neighbourhood). However, he's asking exact repair cost.
My question is, how can I get this information if the house still in the market?
My realtor has showed it to me.
I bring in a contractor, I will have to pay for his time to come over plus extra visit with the realtor.
How can I solve this? Also, is there an app I can download that will allow me to put all the details and show me all the number?

Your experienced help is greatly appreciated..

This post is old but somebody bumped it so I'll reply.

If you are brand new at this, you need to bring a contractor in to give you an estimate of what it will cost to remodel the house. After you've done this a couple of times, you won't need a contractor anymore. Most items in a home remodel are the same for every house. Kitchens are ~$20k. Bathrooms are ~$8k. Flooring is ~$7/SF installed. Paint is ~$6k. Etc etc.
