Move in Fee Amount (Chicago)

Just wanted to get some feedback back on the amount to charge for a move in fee. Most of the guidance I've found says it should be less than half of rent.

I havr a listing for a 3br/2.5 bath townhouse in Chicago (Logan Square) and am charging $4500 (no security deposit). Is a $2000 non-refundable move-in fee in line with this type of listing?

Any guidance or feedback would be a big help. Thanks!

That seems very high, but if you can get it then great!  Just keep in less than 1/2 month's rent, otherwise Chicago treats it as a SD and you have to follow CRLTO protocol
