Waterloo, Canada - difference between RMU vs R4 zone

Hello bigger pockets community, I've recently started reading about zoning in the city of Waterloo, Canada and stumbled upon 2 different zones of interest: RMU vs R4.

Can anyone with some experience help explain the difference between these two in the perspective of:

• Residential Detached House, for someone to live in with family (which is more enticing? why?)

• As a rental property / potential to build additional units (which is more enticing? why?)
