Possible OOS Investment Property

Can anyone who currently invests in Memphis provide any input on the 38111 area? We’re doing our research and know that it’s a street by street basis and that there are areas to avoid but currently looking at a property on Dunn Ave.

Dunn Ave in 38111 is B- or so, it runs East to West and as you mentioned the zip code (and every zip code) is a street-by-street basis. The Eastern end of 38111 reaches B+ or A-, but is more tax advantageous than 38117 (next zip code East). Hope that helps.
