I've had others ask me if there are many deals done on BP between members, please, share your completed deals, contacts you've made that are going to result in a definite deal, etc., or information other than obtaining advice. Thanks! @Will Barnard@Brandon Turner@Joel Owens
@Bryan Hancock@Brian Burke @K. Marie Poe (her @mention never works!) others??? Feel free to @mention others
Although by the way this thread was going, you'd think that only the Moderators have done deals with other BP members.
Keep in mind that the main reason we're moderators here is because we're very active and involved on the site and we've built trust with the community.
So, perhaps it's more accurate to say that by staying active here and building trust with the community, you're more likely to build your network of partners/lenders/mentors/colleagues/etc. :-)

@J Scott I definitely agree. Building trust and credibility doesn't happen over night, so by being an active participant (even if you are just starting out and don't know much), can lend itself to building trust and credibility. People want to do business with people they can trust to do what they say they are going to do, and be readily accessible.
One pet peeve I have is a long delay for a response, even if a person reaches out to me and says, "Hey, I got your email/msg, but I'm still awaiting additional information and will get back to you within the next few days."
In my opinion, one of the worse feelings is not being able to get in touch with someone in a reasonable amount of time. That doesn't mean they have to be accessible 24/7, but responsiveness is key to doing business transactions.
@Will Barnard Trust me, if I had the capital, I'd look forward to doing deals with you! That's a goal of mine I'm shooting towards! :)
@Chanté Owens poses a good question. For those of you that have actually done deals with other BP members, did you post on Marketplace or create a thread in the Forums? @Will Barnard @Sam Craven @Bryan Hancock @Brian Burke , etc.
What suggestions would you offer to those wanting to find partners, money, etc. through BP?
As a newbie to BP and wholesaling but 28 years in loan origination I totally get people do business with people they know like and trust. 26 of those years have been with the same mortgage broker. I've found that stability in any industry breeds stable relationships and successful business ventures. I appreciate all of the help this community freely provides and look forward to doing business with all of you......will heck most of you....ok some of you!
Met my partner here on BP back in 2010 and have been doing deals since. We just closed on a probate deal that grossed us a little over 90K on a wholesale assignment, we closed about a month ago.
I've done several deals with investors from BP. I have at least 3 current projects that represent 6 doors in process with folks from BP and tens of doors in process if you count those with equity from our fund. I actually had a conversation with someone from New York today as a result of past posts on BP that may end up investing with us.
We're doing over $11M in projects right now and BP is a large part of our successful growth in business. In fact I post a lot less now because of all of the success we've had recently that would not have been possible without BP. If only there were more hours in the day!
One of the great things about BP is that the posts last in perpetuity. I have had people call or email me about things I commented on years ago and I do my best to help people out where I can. Those with many posts have a lot to lose in the way of reputation on here by not performing so in my opinion they're probably some of the more credible people to do business with. Reputation takes a long time to build and a moment to shatter entirely.
@Chanté Owens Nice reply. Got burned once already with a small finder's "fee" from the organizer of the local REIA here in Sacramento county (Not BP) and his "partner".
Put a lot of time and research into a probate property and felt it was under-handed how I was treated. Initial "red flag" was I was awarded "finder's fee" at local Sac REIA and "fee" should have been disbursed at title company. Last meet-up at local Sac REIA that I attended back in March, organizer would'nt acknowledge me and would ignore me. Not even a hello. I thought my phone would be burning up or hungry e-mails from "investor" looking for more deals. (probate)
BUT things are changing for me as the local Sac REIA is not my only source.
Attended local Sac BP meet-up last month and met BP investors that seem more credible. (using caution)
I feel your pain in your comment - "One pet peeve I have is a long delay for a response, even if a person reaches out to me and says, "Hey, I got your email/msg, but I'm still awaiting additional information and will get back to you within the next few days."
Sorry if I sound selfish thinking I'm the only one that went through this. In N CA at least.
Anyone with suggestions on how to protect myself with future transactions (SFR contracts) for individual properties, I'm all ears..
My advise to alway ride two horses. Wait for mo one until tge cash is in your hand, teach people how to treat u. You set the stage, money always find amazing deals. Image if Will was buying that Malibu house for 1 million; trust me the momey would find him.

I have done both Karen. Many are posts I created like the seven figure success story, while others were in marketplace.
My suggestion to find partners and money is to stay active on the forums, know what you are talking about when making an offering, and be transparent and honest. Falsifying info will not get you very far.
With all this talk about prior deals and where to find deals, why not start here? To @Karen Margrave 's idea, can we make a forum or something for people who are not just interested in learning, but also are actively looking to match their skills and capital to make more and/or better deals? Maybe by geography? Do you know Karen ? If it's not there, I'm in with getting it started!

Thanks to the pros/moderators for all the great advice, and looking forward to exploring some more relationships BP members as I begin building that trust..
I have done a lot of business with the members and as a result of the networking opportunity offered on BP. I have done a couple of joint ventures, borrowed private money on several occasions, bought many manufactured homes and worked with several bird dogs that found me mobile homes just to name a few. It seems like I am talking to a member from here at least weekly and, I am sorry I have not had the time to be as active as I have in the past. There are definitely some real investors here that are willing to work with you, IF you have a deal that makes sense!
I am currently developing almost 4 million dollars worth of real estate.. A good chunk of it has been funded from private investors I've met on BP... Some of these relationships I made around 3 years ago, and we're still doing deals today.. I'm not as active as I used to be, partially because I'm a lot busier with how the market is today.. But I really would like to get more active again.. Not only did I meet investors for projects, I learned almost everything here.. I came here after buying my first rental which I soon learned didn't Cashflow that well :). After that first property, using all sorts of goodies I learned here on BP, I bought a nice portfolio of rentals and multifamily.. As the market turned, I sold a bunch of it to fuel my flipping and new construction. I've also met some of my greatest friends here on BP, and they were at my wedding a few months ago.. If you get involved and network here, I think the deals will follow :)
I have provided loans to people I connected with on BP, and have met many new BPers through their attending our Black Diamond events. And some of those people, while not necessarily doing business directly with me, have made connections at Black Diamond and done deals together. So that's an indirect connection that originated at BP.
It is particularly distressing when the heads or founders of the local REIA turn out to be the ones that attendees should be protected from, as opposed to being the the model of integrity. Unfortunately, it has happened to others.. While I don't mean to imply that heads of REIAs by definition lack integrity, there are always a couple of bad apples that give others a bad name. Most of the time, REIA heads are ready willing and able to help investors and can be trusted to give you the straight scoop.
To protect yourself in the future, never assume. Just because someone appears to be in a position of authority, ask around about them before committing yourself. If you ask 30 attendees about the reputation of a person, by the time you get to the end of the list, you'll have a pretty good idea of what people think about that person. Google everyone. It's amazing what you will find, even occasionally of people on BP. Pay particular attention to court records. People aren't screened before they join, of course.
And also be sure to question your own role in the problem in retrospect. Not saying you did anything wrong, but sometimes lack of experience can contribute to a problem without your realizing it, I try to take ownership of my own shortcomings.

Mine have been through reputation, but mostly via in person networking events getting to know people and then working with them in some capacity.
I have "met" many great people through BiggerPockets, and the neat thing with virtually everyone I've connected with shares one thing in common: The desire to learn more!
My first rule of successful real estate investing states, "Knowledge is the new currency. Without it you are doomed to follow other people’s advice without knowing if it’s good or bad."
I enjoy this community and thrive off the like-mindedness of its members.
As a result, we have helped a number of BiggerPockets members build their real estate portfolios, and the ultimate compliment has come from those same members returning to do business with us or referring their family.
I have meet several people from BP. Some that post and some that just read others posts.
I had the pleasure of meeting with @Phillip Dwyer just last week and look forward to doing business with him in regards to his property management services.
I always enjoy meeting new people especially ones that love real estate as much as I do.
BP is a great way to learn, network, and share info. Keep up the great work BP!
My connections didn't result from marketplace posts (because I haven't tried that yet). They all resulted organically as a result of someone reading something I said, and connecting with it on some level.
I've met many BP members, and have done deals and business with several. I've JV'ed on deals, sold property to members, borrowed private money from multiple members, outsourced marketing to members, and received referrals to others that I've done business with. I've done business with BP members that totals well into 7 figures. The community and knowledge base has been hugely valuable.
Glad to report....I came here (Oct '13) to start a new business/career/life in wholesaling as a newbie. With 28 years experience as a mortgage originator/broker I got contacted by a BP member to do a FHA loan for him....we talked....he emailed me the required documents to process his loan....I qualified him for an FHA multi-unit purchase and provided him with a pre-qual letter.....how cool is that!
I've been to two local REI meet-up by local BP'er...met some of the most awesome individuals........BP WORKS!
