Finished attic with no heat source, advertise as extra room?

Good mornin’ BP!

        I currently have a huge finished attic on the third floor of one part of my 3 family (building is an “L” shape) that I had the original intent of turning into a 4th bedroom. After having the floors done and walls painted (was half finished before) , I realized that I was missing 2x things to be a bedroom, a closet and a source of heat (casually slipped my mind with everything going on with a reno downstairs lol). For this particular application, the optimal source of heat would be electric baseboard, but I am not sure how much it would cost to run a wire down 2 floors into the basement to tie into my panel, and this unit needs to be rented soon. I was thinking of simply calling it extra space or extra office space for the time being to get that unit rented until I can recover financially from some other big ticket repairs and get that vacancy out of my hands that I have had for a few months now. It is on the 3rd floor and has the heat load of the 2 floors below it, and I don’t picture it getting cold up there by any means but worst comes to worst the tenants can plug in heaters. What are your thoughts?

Have you considered adding a mini-split to the finished attic?
