Fayetteville, NC - SFH Investing?

Good Morning BiggerPockest! 

I’m located in Dallas but interested in purchasing a rental property in the Fayetteville, NC area. I’m not overly familiar in the area, but noticed rent-to-purchase prices seem favorable.  I'm interested in learning about the rental market and specific sub-markets that are attractive.

I’d be looking to invest between $100k-$300k. Any help/guiding me would be greatly appreciated!
