Hello, can anyone give recommendations on how to find distressed properties and motivated sellers?

Foreclosuresdaily.com I am working with Angela Hernandez. They've been around since 2004 so have weathered the storm. Her team can get you fresh leads weekly because they pull them from the credit bureaus and the county weekly. That's a cheat code for you. Cheers. Hope that helps.

My best advice is constantly be looking online. I have found about 5-10 distressed properties that I'd love to get my hands on, but can't for the next couple of months. I see trends in either investors that would flip it, so the house goes under contract in less than 24-48 hours. Or, no one in this town wishes to do the work themselves so it lasts on the market for more than 60 days! I am currently trying to learn more about finding distressed or foreclosed properties that are not listed on the MLS. Let me know what you find out, good luck! Kaitlyn Beard

I replied to the main post, if you live near a city or in one that has a REIA Group, you can sign up and find a list on their site or you might opt in for their emails to get a step ahead. They post a-lot of properties before they are foreclosed on or listed, sometimes they even list cheap lots if that's something your into!

Volume, make 100 calls, send 100 flyers, talk to 100 wholesalers, drive for dollars and write 100 addresses down

The simplest way is to “drive for dollars,” write down addresses and cold call. Might need a skip trace platform or use a free one if on a budget. Look for tall grass and overgrown landscaping. If you want to own and area go on trash day and write down the places that never move out a trash can. Be consistent and committed and you will become a deal creator.

One way that works in my area is my local REIA Group! They have a list on their web page and they also email out listings of pre-foreclosed & land etc. before they are listed on the market. It's a great way to get one step ahead of any other investors/buyers.

Drive around the sketchy parts of town....
