Real Estate Coaching for an Intermediate/Veteran?

Question

Out of Rat Race.  I don't NEED to do anything else but I WANT to intelligently pursue BIG OPPORTUNITY cards

It seems intelligent to find someone I can pay $$ to help me think correctly about these opportunities.  A BIG opportunity coach/mentor.

I don't believe perfect exists - but has anyone paid a mentor to help them think through opportunities?  perhaps even a mastermind group?

My existing BIG opportunities

Building Homes on existing lots and Lending to buyers @ 10%

Land Development (subdividing, approvals)

Converting single family into triplex units and selling 1031

I have heard absolutely amazing reviews of Gobundance. Not exactly formal mentorship like you're referring to, but a high ticket networking-type group which has a ton of successful real estate investors & other business people. Tons of opportunity to connect with others who can push you further.

@Sebastian Marroquin Thanks. great advice. You bring up a great point - about stepping back and really looking at my life holistically.  I focus on 1 thing, and that one thing always seems to be the easiest scorekeeping goals- money or weight loss.

Enjoying LIFE should BE the GOAL! (great point) - I worked my ass off for so long that it's a skill I'm learning to slow down and smell the roses. haha.

100% enjoying life includes learning, and to look behind the curtain a little bit and understand how some of these exotic real estate transactions are conducted  (exchanging property, accelerated depreciation on commercial buildings, 1031/financing until you die, subdividing, bank financing on the business cash flow, etc.. etc.. etc..)  I want to pay for the luxury of understanding  (generally) the various world of "accredited investor" type opportunities and then go back to monday night football.

My two cents:

I have NOT gotten Real Estate investing coaching… but

I have gotten business Real Estate coaching and have been part of several non-paid masterminds.

(these were to grow my Real Estate business and give clients that want to buy and sell more value).

I have seen my business double twice and it was always while getting coaching.

I believe that now that you are out of the Rat Race, you have to ask yourself these questions:

1. What are your 1,3, and 5 year goals? Truly, what do you want to achieve personally, professionally and don't forget (fitness / health) goals?

2. What will you focus on?  In Real Estate (Growth? Value or cash flow) - or do you want to be even more comfortable and focus on systems and maintenance in what you already have? Remember that it can always be better.

What ever you decide, there is no wrong answer there, it is all about what YOU and your family want.

This way you won't bounce around with one coach to the next or from one group or mastermind to the next.

If you do not do the internal work, you will always blame the coach or group for not finding fulfillment.

"where ever you go, you will take yourself with you!"

Took me some time to find that out.

You have to find someone or a group that speaks your language. People you can vibe with and people you believe in. Someone you feel that you can learn from and grow with.

The masterminds :

I have found that non-paid groups could be great, but the problem I have found is that people tend to be less committed and getting them to be discipline and to show up is extremely difficult.

I have tried to make my own groups, but I find myself to be the most bought in and always having to convert or convince people the group is a good idea.

For that reason, I am no longer making my own groups (for master mind) but instead going with some that are already created and running. I am 99% sure that I will become part of a paid one.

Hi @David Jarvi! I sold my company 25 years ago and started investing in real estate in 1999. I did all types of deals: dozens of single family flips, dozens of waterfront lot flips at Smith Mountain Lake, VA, built 7 or 8 houses, did a small subdivision, lease-options, and more.

I don't say that to impress you but to tell you that I knew nothing about commercial real estate and syndication.

After doing a ground-up multifamily/hotel development in North Dakota, I paid $25k to join a 1 year coaching program. It changed everything for me. My fund's have now raised over $100 million and invest in a diversified portfolio of commercial real estate. I have written multiple books on real estate investing and done hundreds of podcasts. My point is I couldn't have done any of this if I hadn't gone through the 1 year coaching program. I highly encourage you to find a coach to teach you about the exact field you want to get into. Thanks Eliott for responding. I just spent 15 mins poking around and found a quite a few options.Do you have a favorite content creator for Big Opportunity investing? I've probably saved/earned 200,000 directly because of youtube.

I have not personally, I know people who have. It seems like a waste of money, they pay 10-20k on courses that I can learn on youtube

Perhaps it takes some us a few years of stress/heartache/etc... to learn that 25K is such pocket change compared to the potential returns. (not to mention reduction in stress)  pulling yourself up by your bootstraps has been my theme.. but after a certain point, working the room at the country club seems more appealing.

@Michael Plante  about 5 yrs ago, I got a quote from the RichDad/PoorDad group (out of Arizona) who had a monthly Q&A call around "Land Development"  something like $1500 for the year.  I'll look into that again.

I'm sensing that creating a virtual/online mastermind group is the best option for me to look into.
