Self-Storage Fund for non-accredited persons

As the post title says, I am interested in joining a fund which invest in commercial real estate, specifically self-storage facilities. I am not an accredited investor which I know limits options. bonus points if the fund you recommend is one you’re a part of. Thanks in advance

FYI if you go to sec Edgar search, do a search type for 1-A offering and keyword put in “self storage” you can see what reg a+ offerings there are

Be aware many may be crypto because it’s a key term as well so may need to do better keyword search but that’s my recommendation to find more
