Real Estate Investing Coach?

Question

Hi all. Are there any good real estate investing coaching programs?? I am a seasoned agent (16 years) who has invested off and on and really want to build a portfolio to replace my commission income. I would love to find a coach (paid) who can help me build it out.. I will take any referrals.

Hello Andrew, this really depends on the kind of real estate you want to invest in! Many coaching programs have a specific focus, like Rob Abasolo's Host Camp or Ryan Pineda's future flipper. I would identify the niche you are looking for and then find a suitable program. Let me know if you decide, I might know of one in the area you are looking for. I have never used one though so keep that in mind.

Hi @Andrew C Butler! There are a whole lot of commercial real estate investing coaches these days. Many of them teach investors to syndicate large deals, raise investor capital, etc. I don't usually recommend going this route until you have some experience in the field. Some of these programs allow you to partner with them and gain experience along the way and that could be a good thing. You may want to get a job in specific area you are interested in. For example, a good friend of mine quit his well-paying job as a mortgage lender to manage a self storage facility and made half the money. But he learned the self storage business and prepared himself to be an investor and a syndicator in this space. Good luck and happy investing!

I agree with what has been said. You’ll want to be a little more specific as to what part of real estate you want for coaching. For example I coach on buying single family homes or small multifamily rentals and lease options and I coach on how to scale a portfolio. But I don’t coach on syndication or large multifamily or mobile home parks or short term rentals even though I own 6 parks, 4 short term rentals, and have 30 units in multifamily.  I don’t coach in those things because I don’t feel my experience is sufficient in those area yet. So you’ll want to find a coach that has done what you want to do over and over again successfully. It’s also helpful to find a coach who is currently doing what you want to do.

@Andrew C Butler Andrew, if you're interested in CRE your first step needs to be to acquire financial literacy.

This means that you learn the language and metrics of CRE and how to apply that knowledge to conduct pro forma analysis.

With these skills you will be able to hear, speak and understand how every CRE asset type and the general financial industry works. Without them, the opposite applies.

Andrew, not sure what you're looking for in a coaching program. Do you want group collaboration, 1 on 1 only, a mix? Also, as others have said, what are you looking to do? If you're not sure yet, then listen to podcasts and attend some conferences. There are a ton of strategies in real estate that work well and can replace your income. You just need to pick one and run with it. I have a multifamily coaching program and know of many others that will fit your specific needs, just need to understand what you're looking for.

I agree with the others that you will want to spend some more time defining exactly what you are looking to do. Some ideas or options for you are:

1. SFH long term rentals

2. SFH short term rentals

3. Small multifamily (2-4 units)

4. House hacking (living with roommates or buying a small multifamily and living in one of the units)

5. Commercial multifamily (5+ units)

6. Other commercial (medical, office, storage, industrial, etc)

7. Investing out of state

8. House flipping

9. New development

10. Foreclosures

11. Creative finance

12. Becoming a lender

Etc. You get the point. Lots of options. But spend some time here on the forums and listening to the podcasts. Define what path you want to pursue. Then pick a coach that fits your path, if you still feel like you need the extra help.
