I’ve been hit up to buy into My Automated Deals and I was curious if anyone else has used them?

What type of return are you seeing? Are you using the gold package....1 cold caller, 1 acquisition, 1 disposition and 1 lead manager? How many deals have/are you done/doing? I spoke with Andy Choe today and he made it seem like the more you invest your time the successful it'll be. Would you agree or is your time better spent in other areas of your business? so many questions running through my head still LOL Thank you!

I'm using their service for 7 months now, and they gave me my first deal.

I reviewed the "My Automated Deals" website. It looks dubious to me because "My Automated Deals" is offering services that, in my opinion, are not needed. I did find the following statements on their Acquisitions tab somewhat assuming: --Our agents are all male or female, so we can match your brand’s target demographic. --We have English-speaking Philippine call agents, so there’s no language barrier when it comes to scheduling your appointment. --We understand that you don’t want to work on the weekends, so we don’t either! Our agents are not available on holidays or weekends.

I signed on with My Automated Deals in April and it’s now July, so I gave it 3 months. Here’s my experience: First off, do I think they’re a “scam?” No, I don’t. However, I did the Gold package with 15,000 leads and then added another 5,000 leads. I started off with 2 callers at $6.00 per hour per caller, and when they got 2 under contract, added acquisition and disposition to that at $7.50 per hour each. Three months, a half dozen properties under contract, and I don’t have any closed deals. First of all, their leads are not “motivated” sellers or even necessarily sellers. They just dial anyone with a house and ask if they want to sell. Most don’t, some say sure for the right price, a few are ready to negotiate a low offer. After a few thousand calls, someone will say yes they want to sell. An offer is made by your acquisition VA and in my case, their ARV was usually way off. Most of these properties don’t need much work, so the sellers want too much. I felt the VA offered too high, and it was confirmed by the buyers telling us repeatedly the price was too high. I lost every single deal, as no buyer wanted to pay for a perfectly good property at near retail prices. Wholesaling is about “discounted” off market deals for investors, not finding perfectly good homes and calling anyone who says “show me what ya got” a lead. I was pretty frustrated by the unmotivated sellers and the high offers. Next, I was told if a caller isn’t working as I felt they should, just replace them. I had an excellent caller until he was promoted and left. Then I ended up with 2-3 who didn’t listen to the sellers and missed very important details, and finally I got another good one. All this while I’m paying $375 per week for the VAs on top of $120 per week for the dialer and a monthly payment for the Podio CRM. By the time I got a really good caller, I had spent way too much money and still nothing closed. That was that for me! Had I wanted to keep going, I could have gone up to $15-$20K in money spent, but for what? A $5,000 assignment fee or two? It stopped making financial sense to me, and that’s why I gave up. I don’t feel I was ripped off or that they don’t have the potential to eventually build momentum and start closing 2-3 per month if you’re willing to pay to scale. I just wasn’t willing. There are easier and less costly ways to close a wholesale deal. Next time I use a VA it will be to do some dialing and screening. I’ll find my own leads, I’ll comp and make my own offers, and I’ll build relationships with my own buyers. Lessons learned! That is on me, not on the M.A.D. company. On a positive note, their managers were very sweet people, very communicative, and they did seem to really try to get something closed. I only ever had one conversation with Andy Choe, though, when I was told the owner is “very hands on” and will be there anytime I needed to discuss anything. That never happened! I really didn’t like that, and it made me wonder if there really is an “Andy Choe” from California, or if this crew from Philippines is just running their own show. I wouldn’t have minded if that had been the case, but they need to be up front about who is running their operation. My final thought: If you have $10-$30K to dedicate to getting an automated wholesaling business started, go ahead! They aren’t a “scam” in my observation, and it could just work out. If you don’t have at least $10K to gamble, get out there and do the work yourself, and maybe bring on this fully automated team once you’ve made good money and you just want to add a little to your already successful business. I should have never thought this would be a good idea for a newbie, and that was my downfall. That’s my story. Others might be different.

I'm using their service for almost a year now. I wouldn't say they're ineffective bc I'm seeing a return from this small investment.

Hi Kendra, yes I have used My Automated Deals and I suggest you stay clear!

My short and sweet is “you are relying too much on others”. Learn the business from the ground up and scale as needed. You can start with the basic buildout of your business for way less and you will know how to add resources as you need them. I did the same thing when I started and the agent I relied on cost me everything I worked hard for. Including a marriage. Take your time. Become someone that can help a homeowner with their issue. Everyone that wants to sell does so for a reason. Focus on the reason and you will gain their trust.
