Is this worth the investment?

Practicing deal analysis and was wondering if this investment would be worth it. I plan on using my VA loan. The actual price is $265,900 but plan on offering $220,000. The area is a very nice and safe gated community. It's very close to elementary, middle, and high schools.

questions: 

Is the Monthly Cash Flow normally expected to be around $100-300 or is that the lower end?

Is there anything that I'm not inputting right when doing this analysis?
