Getting Contracts Notarized

Hey every one I was wanting to get some help/advice on getting my contract signed. Once the contract with the seller is signed, is getting it notarized good enough to were the seller cant go around me and try and sell to another investor? or should I also have an affidavit signed and notarized stating he or she can not sell to anyone else without my consent?

Getting the seller's signature notarized makes it no more, or no less, enforceable.
