 We are seeing quality value add opportunities in River Side, Lockport, Kaisertown, Lovejoy, and Black rock.

There are other opportunities in North Buffalo and the Caz park district of South Buffalo, but they are more competitive and have really tight cash on cash returns.  I still like them, however, because they are very low risk and our delinquency rates in those areas is close to 0.
