Best mentorship for flipping and scaling??

Question

Hi all,

I am somewhat new to REI. I currently am flipping a house locally, but I’m quickly realizing I need OPM to scale my business.

I have looked at several mentorships and the one I’m considering is Jake Leicht’s program because it heavily focuses on OPM and flips. I do have some money to invest with, but don’t want to continue using it all on a deal or two and then wait for those to close to move onto a new deal.

I know about HML and PML, but Jake’s program seems to go into a lot of different creative strategies. PML is still a struggle.  Has anyone gone through his program? If so, What are your thoughts? Are there other programs out there that you’d recommend? I know about Pace and Ryan Pineda, but don’t think those are the best fit for me at this time.

PS- Youtube and BP has become my best friend, I have gone through the 7-day WREIN masterclass, I’m reading books, so I am knowledgeable in many areas, but trying to put all the pieces together is where I’m at.   I feel like a couple pieces are missing to scale my business.

Feel free to reach out to me. I speak about OPM (I own a brokerage) and have spoken at a WREIN event as well about PML and HML. I'm not selling any mentorship or anything like that, I think you just need to talk with someone that is in the financing space that can give you a bit of guidance. You don't need a "mentor" to understand OPM, you just need an investor friendly lender to work with that is a bit more consultative, there are a few out there. Lastly, I would start looking for mentorship (if you truly want to go that route) at your local level, like at your local Real Estate Investor Association (REIA).

Thank you for your reply.  I would love to chat sometime with you regarding OPM and scaling.  I do agree, a local mentor would be ideal, but haven’t had success in finding one. However, I haven’t been super active in our local REIA either, so that is where I need to start.   I’m still considering Jake’s program, but will check locally first.
