How does a DPP make ranch investing easier?

OK what is DPP stand for.
on ranchs for me and I have owned a few in Oregon and my family had one in northern CA.
Oregon was 750 acres I guess small by most standards.. took 100 acres that was zoned properly and busted it into 5 acre plots.. the balance had very nice mid aged timber stands ( doug fir) and great rocked road system throughout that allowed for ground logging ( cheapest method). We used it for recreation while the tree's grew .. Timber is a beautiful thing.. this was 2002 to 2012. The lots paid for the timber land .. Sold the timber land in 2012 to Stimson lumber for a very big number.
N. CA ranch Just north of Napa County. 1200 acres property was busted into 20s and 40s road systems installed some water systems. Had a major river/creek running through it and we sold gravel rights and used it for about a decade for recreation while we methodically sold off the parcels. Its all built out now.. this was late 60s to about 1980 .
