Seeking a USA mentor/coach Program

Hi Everyone,

I am Canadian looking to invest in the USA market. I want to build a portfolio of single family home rentals in USA. In Canada, property prices are out of control and its impossible to cash flow here and that is why I am looking to invest in USA. I hear lots of good things about Texas and Florida, I dont know what specific areas/cities to target.

I know there are tons of people that offer courses, coaching, etc.. but its very difficult to figure out which ones are worth pursuing.

I want to be able to tap into the coaches / mentor network of realtors, property managers, etc... The main purpose of the coach /mentor is to identify the area to invest. For instance, what areas have the biggest opportunity for appreciation and cash flow very good from a rental standpoint.

Can anyone share mentors / coaches worth pursuing?

Thanks
